Here are some New Year's resolutions for home buyers

Buying a home is a significant milestone in one's life, and it often comes with a list of resolutions to make the process smoother and more successful. Here are some New Year's resolutions for home buyers:

1. Save for a down payment: Start the year off by creating a budget and setting aside money specifically for a down payment. This will help you reach your goal faster and make the home buying process more manageable.

2. Improve your credit score: Your credit score plays a crucial role in the mortgage approval process. Take steps to improve your credit by paying bills on time, reducing debt, and monitoring your credit report for any errors.

3. Research different neighborhoods: Before diving into the home buying process, spend time researching different neighborhoods to find the one that aligns with your lifestyle and preferences. Consider factors such as proximity to work, schools, amenities, and safety.

4. Get pre-approved for a mortgage: Getting pre-approved for a mortgage will give you a clear understanding of your budget and make you a more competitive buyer. Shop around for the best mortgage rates and terms that suit your financial situation.

5. Work with a real estate agent: Buying a home can be overwhelming, especially for first-time buyers. Partnering with a knowledgeable and experienced real estate agent can help simplify the process, provide valuable guidance, and negotiate on your behalf.

6. Attend open houses and viewings: Take advantage of open houses and viewings to get a feel for different properties and their features. This will help you narrow down your preferences and make informed decisions when the time comes to make an offer.

7. Don't rush the process: Buying a home is a significant investment, so it's essential not to rush into making a decision. Take your time, do thorough inspections, and consider all factors before committing to a purchase.

8. Consider future plans: Think about your long-term plans and how they align with the home you are considering. Are you planning to start a family? Will you need additional space in the future? Considering these factors can help you make a more informed decision.

9. Negotiate and don't be afraid to walk away: When making an offer on a property, don't be afraid to negotiate and stand firm on your terms. If the negotiation doesn't work out in your favor, be prepared to walk away and explore other options.

10. Stay organized: Keep track of important documents, deadlines, and communication throughout the home buying process. Staying organized will help ensure a smooth transaction and minimize stress.

Remember, buying a home is a journey, and these resolutions can help you navigate it successfully. Good luck with your home buying journey in the new year!

BC’s Leaky Condo’s

The "leaky condo" crisis in British Columbia refers to a period from 1984 - 1999 when numerous multi-unit residential buildings experienced widespread water ingress and building envelope failures, resulting in extensive damages and costly repairs. As a result of this crisis, significant changes were made to the British Columbia Building Code (BCBC) to address the issues and improve building standards. Some of the changes made to the BCBC following the leaky condo disaster include:

Building Envelope Requirements: The building envelope, which includes the walls, roofs, windows, and doors of a building, plays a critical role in preventing water ingress and maintaining the structural integrity of a building. The BCBC introduced more stringent requirements for building envelope design and construction to ensure better protection against water penetration and moisture-related issues.

Waterproofing and Drainage: The BCBC now includes more specific requirements for waterproofing and drainage systems, including improved installation practices, materials, and testing methods. This includes measures such as proper installation of moisture barriers, flashings, weep holes, roof overhangs and drainage systems to effectively manage water infiltration and prevent damage.

Ventilation and Air Barrier Systems: Proper ventilation and air barrier systems (roof and siding) are essential to prevent condensation and mold growth within building envelopes. The BCBC introduced stricter requirements for ventilation and air barrier systems, including guidelines for air tightness testing and the installation of vapour barriers to minimize the risk of moisture-related issues.

Professional Certification and Inspections: The BCBC introduced requirements for professional certification and inspections to ensure that qualified individuals are responsible for the design, construction, and inspection of building envelope systems. This includes the requirement for registered professionals, such as architects and engineers, to review and approve building envelope designs, as well as mandatory inspections during construction and upon completion.

Maintenance and Disclosure: The BCBC now includes provisions for building maintenance and disclosure requirements. Building owners are required to implement regular maintenance programs to ensure the ongoing performance of the building envelope systems, and sellers are required to disclose any known building envelope issues to potential buyers.

Education and Training: The BCBC has placed a greater emphasis on education and training to ensure that industry professionals are knowledgeable about best practices for building envelope design, construction, and maintenance. This includes the development of training programs, guidelines, and resources for architects, engineers, builders, and other industry stakeholders.

These are just some of the changes that have been made to the BCBC following the leaky condo crisis. The goal of these changes is to improve the quality and durability of buildings, reduce the risk of water ingress and building envelope failures, and protect the health and safety of building occupants. It's important for homebuyers to be aware of these changes and work with qualified professionals during the purchasing process to ensure that any potential risks associated with building envelope issues are properly addressed.

Things to look at when buying a home built before year 2000 include: The developer, find out if they’re active, look at their portfolio of projects and google them. Is the building wood frame or concrete? As a rule of thumb, concrete buildings hold their value and quality longer than wood frame buildings. Is the building rain screened? Make sure to check with your Realtor if a building has been fully or partially rain screened. Check the strata minutes and the form B to see in the strata is actively involved in any legal disputes. Take note of any upcoming levies, proposed maintenance fee increases, the amount of funds in the contingency reserve fund and the depreciation report.

Exploring the Appeal of Pre-Construction Properties in the Canadian Real Estate Market

In recent times, Canadian homebuyers have demonstrated a growing fascination with the idea of acquiring pre-construction properties as a refreshing alternative to the conventional resale transactions. While historically, pre-construction properties were primarily snatched up by investors, this trend has now become equally enticing for end-user buyers who cherish the prospect of owning a brand-new home and the flexibility to await its completion.

One of the most significant advantages of pre-construction properties, particularly for first-time buyers, is the facilitation of a smoother entry into the realm of homeownership. Unlike the stringent demands of a full down payment upfront in resale transactions, pre-sale purchases offer the convenience of breaking down payments into smaller installments spanning months or even years. This extended payment schedule empowers buyers, especially those who haven't yet accumulated a full down payment or might not currently qualify for a mortgage, to secure a contract for their dream home while simultaneously having ample time to save.

Moreover, in a market grappling with soaring interest rates, the ability to finalize the purchase of your new home at a later date holds the promise of potentially reduced borrowing costs by the time a mortgage becomes a necessity.

A noteworthy advantage of the pre-construction route is the relatively swift completion timeline, usually falling within the two to four-year range. This generous window allows buyers the luxury of meticulously planning their finances and preparing for the big move. Additionally, the down payment schedule, in most cases, is distributed over several months or even years, sparing buyers from additional expenses until the property's completion.

However, as with any real estate endeavour, there are certain risks associated with pre-sale transactions that prospective buyers should be mindful of:

Financial Preparations: Neglecting to thoroughly assess and plan your finances well in advance can pose a risk, potentially resulting in disqualification for a mortgage.

Builder Reputation: There is a possibility of encountering non-reputable builders who may deliver subpar construction quality, emphasizing the importance of due diligence in builder selection.

Lack of Visualization: Purchasing off-plan means you won't physically see the property before purchase, possibly leading to a lack of full understanding regarding the location or position of your unit within the complex.

Developer Contracts: Developer contracts often favor the developer in terms of variances and delays, aspects that buyers may have little control over. It's advisable to have your own realtor represent your interests in such transactions.

Market Uncertainties: Builders might choose to pause or even cancel projects in the face of rising market costs, underscoring the need to work closely with a realtor specialized in pre-sale properties and familiar with builder contracts.

When contemplating the purchase of a pre-construction property, it's essential to take several key factors into account:

Full Financial Evaluation: Ensure you thoroughly assess the complete financial cost, encompassing development levies and GST.

Professional Consultation: Seek guidance from a real estate professional and engage a lawyer before finalizing the contract, ensuring a comprehensive understanding of the transaction.

Strata Considerations: For strata properties, verify the correctness of the strata plan, ensuring your unit is accurately marked.

Parking Inclusion: Determine if parking is included in the purchase.

Disclosure Documents: Scrutinize the disclosure document, ensuring that all listed features are accurately represented in the contract.

It's important to note that there isn't a one-stop shop for pre-sale listings, as developers often choose their marketing channels. Therefore, it's wise to initiate your pre-construction property search by reaching out to a real estate professional specializing in pre-sale properties. They are likely to possess the most up-to-date information on current and upcoming development projects in your desired area.

In conclusion, whether you're an investor or an end-user, purchasing pre-construction properties can be a rewarding venture, provided you navigate the process with diligence, seek expert advice, and weigh the associated risks and benefits carefully.

Factors That Do Not Determine the Value of Your Home.

When it comes to determining the value of your home, it's important to separate fact from fiction. Many homeowners have misconceptions about what truly influences their property's value. While some factors might seem like logical indicators of a home's worth, they often have little to no bearing on the actual market value. In this blog post, we'll delve into some common misconceptions about home value and shed light on what truly matters in the real estate market.

1. The Amount You Need to Buy Your Next Home: The value of your current home is not directly tied to the amount you need to purchase your next property. While it's understandable to want your current home to cover your next investment, the market doesn't operate based on your personal financial requirements.

2. The Amount You Need to Fund Your Retirement: Similarly, your retirement plans are a personal financial consideration that doesn't directly dictate your home's value. Your home's value is determined by various market-driven factors, not by your retirement needs.

3. The Amount You Need to Pay Off Your Debts: While paying off debts is a significant financial goal, your home's value is determined by larger economic factors and real estate market conditions. It's not a means to an end for your debt repayment strategy.

4. The Assessed Value: Property tax assessments are used by local governments to determine property taxes and are not indicative of your home's market value. Assessed values often lag behind current market trends and may not accurately represent what buyers are willing to pay.

5. What You Believe It's Worth: Personal attachment and sentimentality can cloud your judgment about your home's value. While you might have invested time, money, and emotions into your property, the market's perception is driven by objective criteria.

6. Opinions of Friends, Family, and Neighbours: While seeking advice from your close circle is natural, it's essential to remember that their opinions are often subjective and not backed by market analysis. Ultimately, buyers in the market will rely on more concrete factors to determine value.

Overpricing your home based on these misconceptions can have unintended consequences. Buyers are well-informed these days and can quickly spot an overpriced property. Overpricing not only hinders your chances of a timely sale but also indirectly helps your competitors sell their homes by making them appear more reasonably priced.

So, What Does Determine Your Home's Value? The true value of your home is influenced by several key factors:

Location: Proximity to schools, amenities, transportation, and the overall neighbourhood's desirability significantly impact your home's value.

Comparable Sales: The prices of recently sold properties in your area with similar features and size provide a benchmark for your home's value.

Market Conditions: Supply and demand dynamics, interest rates, and economic factors play a pivotal role in determining how much buyers are willing to pay.

Property Features: The size, condition, age, layout, and unique characteristics of your home are essential factors influencing its value.

Renovations and Upgrades: Recent renovations that enhance functionality, aesthetics, and energy efficiency can positively impact your home's value.

Appraisal: If a buyer is securing a mortgage, the lender's appraisal will assess the property's value based on market data.

To truly understand what your home will sell for in today's market, it's advisable to consult a professional realtor. Experienced real estate agents have access to comprehensive market data, insights, and tools that can help you accurately price your home to attract potential buyers.

In conclusion, separating personal financial goals from market-driven factors is crucial when determining your home's value. Overpricing your property based on misconceptions can lead to unfavourable outcomes. Relying on the expertise of a knowledgeable realtor will ensure you make informed decisions that align with current market realities. So, when it's time to sell, reach out to a professional who can guide you through the process and help you achieve the best possible outcome.

Top Reasons for Purchasing a Home: Building Equity, Meeting Needs, and More

Owning a home is a significant milestone that many people aspire to achieve. The decision to transition from renting to homeownership is not to be taken lightly, as it comes with both financial and emotional implications. If you find yourself contemplating this monumental step, here are some compelling reasons why purchasing a home might be the right move for you.

1. To Stop Renting: The End of Endless Rent Payments

One of the most common motivations for purchasing a home is the desire to put an end to the cycle of renting. Renting a property provides you with a place to live, but it's an ongoing expense without any long-term benefits. With homeownership, your monthly mortgage payments contribute towards building equity in the property, allowing you to eventually own your home outright.

2. Previous Residence No Longer Meeting Needs: Upgrading for a Better Lifestyle

Life is full of changes, and your housing needs can evolve as well. Perhaps your current rental no longer suits your lifestyle or family size. Purchasing a home gives you the flexibility to choose a property that aligns with your current needs and preferences. Whether you're looking for more space, a different neighborhood, or specific amenities, homeownership allows you to tailor your living situation to your desires.

3. To Upsize From Previous Residence: Accommodating Growing Needs

As your family grows or your circumstances change, the need for more space becomes apparent. Buying a larger home provides room for everyone to flourish and enjoy their own spaces. Whether it's a dedicated home office, a playroom for the kids, or a guest bedroom, upsizing can greatly enhance your quality of life and comfort.

4. To Build Equity, Appreciation, and Wealth: Investing in Your Future

One of the most compelling financial reasons to purchase a home is the opportunity to build equity and wealth over time. Unlike renting, where your payments solely support the landlord, homeownership allows you to accumulate equity as you make mortgage payments. Additionally, real estate has historically appreciated in value over the long term, which means that your home could potentially be worth more than you paid for it when it comes time to sell. This appreciation can serve as a valuable asset and a source of financial security.

5. Pride of Ownership: Making a Place Truly Yours

There's a unique sense of pride that comes with owning a home. When you purchase a property, you have the freedom to personalize it to your liking. From paint colors to landscaping, you can infuse your personal style and creativity into every corner. This emotional attachment to your home can create a deeper sense of belonging and community.

In conclusion, the decision to purchase a home is multifaceted, involving both practical and emotional factors. Transitioning from renting to homeownership can bring an end to endless rent payments, provide the opportunity to find a home that better suits your needs, allow for upsizing to accommodate a growing family, enable the building of equity and wealth, and offer a strong sense of pride and ownership. As you embark on this exciting journey, it's essential to evaluate your financial readiness, long-term goals, and personal preferences to make the best choice for your unique situation.

Buying a home that was built prior to 1980

Are you in the market to buy a home in British Columbia? If you're considering purchasing a home that was built prior to 1980, there are some important things you should be aware of. Homes built before this time period may have unique features and potential issues that you need to consider before making a decision. In this blog, we'll explore some key factors that home buyers should be aware of when buying a home in BC that was built prior to 1980.

Building Codes and Regulations: Building codes and regulations have evolved over the years to ensure the safety and integrity of homes. However, homes built prior to 1980 may not meet the current building codes and regulations. This can include issues such as outdated electrical systems, plumbing, insulation, and structural components. It's crucial to have a thorough inspection conducted by a qualified professional to identify any potential deficiencies and estimate the costs of bringing the home up to current standards.

Asbestos and Lead Paint: Asbestos and lead-based paint were commonly used in construction prior to the 1980s. Both of these materials have been found to pose health risks, and their use has been strictly regulated or banned in modern construction. When purchasing an older home, it's important to be aware of the presence of asbestos or lead-based paint, which may require abatement or remediation. Hiring a certified asbestos and lead-based paint inspector to conduct a thorough assessment is highly recommended.

Poly B Piping: Poly B piping, a type of plastic plumbing pipe used in some homes built in the 1970s and 1980s, has been associated with potential issues such as leaks and ruptures. This type of piping has been known to degrade over time, leading to potential water damage and costly repairs. It's important to have a thorough inspection of the plumbing system in an older home to determine if poly B piping is present and assess its condition.

Wood-Burning Fireplaces: Older homes may have wood-burning fireplaces, which can be charming and nostalgic. However, wood-burning fireplaces can also pose safety risks and may not meet current emissions standards. In some cases, wood-burning fireplaces may need to be upgraded or replaced to comply with local regulations. It's important to have a thorough inspection of any wood-burning fireplaces in an older home to assess their safety and compliance with local regulations.

Underground Oil Tanks: Some older homes may have underground oil tanks for heating purposes. These tanks can pose potential environmental risks, such as leaks and soil contamination. If an underground oil tank is present on the property, it may need to be properly removed and remediated to comply with environmental regulations. It's important to have a thorough inspection of the property to determine if there are any underground oil tanks and assess their condition.

Maintenance and Upkeep: Older homes may require more maintenance and upkeep compared to newer homes. Components such as roofing, windows, and HVAC systems may be approaching the end of their lifespan, and replacing or repairing them can be costly. It's essential to consider the potential costs of maintaining and upgrading an older home when budgeting for your purchase.

Energy Efficiency: Energy efficiency standards have improved significantly in recent years, and older homes may have lower energy efficiency ratings. This can result in higher energy bills and a less comfortable living environment. Consider the potential costs of upgrading insulation, windows, and heating/cooling systems to improve energy efficiency and reduce your environmental impact.

Historic or Heritage Designation: Some homes built prior to 1980 may have historic or heritage designation, which can impact your ability to make changes or renovations to the property. These designations may come with restrictions on modifications to the exterior, interior, or surrounding property. It's important to research and understand the implications of any historic or heritage designation before purchasing an older home if you plan to make significant changes.

Insurance and Financing: Older homes may pose additional challenges when it comes to insurance and financing. Some insurers may have restrictions or higher premiums for homes built prior to 1980 due to potential risks associated with outdated building materials or systems. Additionally, lenders may require additional inspections or appraisals to assess the condition of the property and may offer different financing options for older homes. Be sure to research and understand the insurance and financing requirements for homes built prior to 1980 to avoid any surprises during the purchasing process.

Future Resale Value: Finally, it's important to consider the potential resale value of an older home. While historic or heritage homes may hold their value or appreciate over time, other older homes may have limitations in terms of market demand or desirability. Understanding the potential resale value of an older home is essential if you plan to sell the property in the future.

In conclusion, buying a home in BC that was built prior to 1980 comes with its unique considerations. It's important to be aware of potential issues such as building codes, asbestos, lead paint, maintenance, energy efficiency, historic or heritage designation, insurance, financing, and future resale value. Hiring qualified professionals, conducting thorough inspections, and researching local regulations and requirements can help you make an informed

7 Tips to Navigating the Buying Process

While most buyers expect to live in their homes an average of 14 years, the typical tenure is close to nine years. That means the average buyer will go through the process of buying a home about once a decade. The real estate market is always changing - the process of buying a home has evolved in the past decade, here are a few tips to help you navigate through it.
Give a real estate professional a call as soon as you start thinking of buying. A real estate professional can provide valuable guidance and expertise throughout the home buying process. They can help you understand the current market conditions, identify potential properties that meet your criteria, negotiate on your behalf, and ensure that all the necessary paperwork is completed accurately and efficiently. Starting early with a real estate professional can save you time, effort, and potential pitfalls along the way.
Get a lender on board right away. Working with a reputable lender from the beginning is crucial in today's real estate market. Getting pre-approved for a mortgage will give you a clear understanding of your budget and what you can afford, which will help you make informed decisions when it comes to making offers and negotiating with sellers. Additionally, having a pre-approval letter in hand can make your offer more attractive to sellers, as it shows that you are a serious and qualified buyer.
Manage your expectations. It's important to have a clear understanding of what you're looking for in a home, but it's also crucial to be realistic about what you can afford and what may be available in the current market. The real estate market can be competitive, and it's possible that you may need to make compromises or be patient in order to find the right home for you. Working with your real estate professional and lender can help you set realistic expectations and avoid disappointment during the buying process.
Read the fine print. Before making an offer on a property, make sure to carefully review all the documents associated with the property, especially if you're buying a condominium or property with a strata management company. Pay close attention to any restrictions, rules, fees, or other important details that may affect your ownership or use of the property. It's important to fully understand the implications of these documents before proceeding with the purchase.
Get a home inspection. A home inspection is a critical step in the home buying process. Hiring a trained and reputable home inspector can provide you with valuable insights into the condition of the home, identifying any potential issues that may not be readily apparent. This can help you make an informed decision about whether to proceed with the purchase or negotiate repairs or credits with the seller. A home inspection can also give you a better understanding of the long-term maintenance and repair needs of the property, helping you plan for future expenses.
Think about your long-term investment. While you may be focused on finding a home that meets your immediate needs, it's also important to consider the long-term investment potential of the property. Factors such as location, neighborhood, schools, and local market trends can all impact the future resale value of the home. Working with your real estate professional, consider the potential for appreciation and make sure that your investment aligns with your long-term financial goals.
Plan for minor repairs and renovations. Even if you've found the perfect home for your needs, it's likely that there may be some modifications or upgrades you'd like to make after the sale closes. Factor in the cost of these repairs or renovations when considering your budget and affordability. It's also important to be realistic about the time and effort required for these projects, and to plan accordingly. Consulting with professionals or getting quotes from contractors can help you better understand the potential costs and timeline for any desired changes to the property.
In conclusion, buying a home can be a complex process, but with careful preparation and guidance from professionals, you can navigate it successfully. By working with a real estate professional, getting pre-approved for a mortgage, managing your expectations, reading the fine print, getting a home inspection, considering your long-term investment, and planning for minor repairs or renovations, you can increase your chances of making a wise and informed purchase decision. Happy home buying!

Do you know how to shut off the main water valve?

Home inspectors will walk you through the home, show you where to locate the main water shut off valve and what to do in an emergency.

Ensuring that everyone in your household knows the location of the main water shut-off valve and how to operate it is crucial. Water leaks can happen at any time, and there have been instances when parents are away from home during such emergencies. To prevent extensive water damage, it's essential to show your teenagers, babysitters, and house sitters the location of the main water shut-off valve.

The main water shut-off valve inside your home is connected to the water line that goes into the water meter. It's the first thing to turn off in case of a water leak, repair, or renovation that requires new plumbing fittings. However, over time, mineral deposits and grit can deteriorate the main shut-off valve, making it difficult to turn off. Additionally, age-related brittleness can affect old-style valves with round handles.

If the main shut-off valve stops working, the only option to turn off the water supply to your home is to call the city or utility company to shut off your water connection from the outside shut-off near the lot line. However, this process can be time-consuming, even in emergencies.

To improve shut-off options, consider adding a second shut-off valve. You can install a lever handle type of ball-valve shut-off on the main line after the existing shut-off, and use the new valve to quickly shut off the water with a 1/4 turn. Installing a second shut-off valve while the original shut-off is still operational is a relatively inexpensive solution compared to replacing the main water shut-off valve, which requires professional plumbing assistance and involvement from the city or utility company.

Buying a Strata? Understand the depreciation report estimates!

Depreciation Reports or Reserve Fund Studies are a useful tool that enable strata corporations to better plan for future repair and/or replacement, and maintenance of common property and common assets over the life of the assets.

Special levies are a fact of life when buying into a strata, you will never completely avoid it. As an owner you should view these as an investment in the maintenance and of your home. However no one wants to purchase a home and immediately be saddled with a large special assessment.

From a buyer’s point of view, depreciation reports are a tool that can give them a better understanding of:

The likelihood that they may have to pay additional special levies, because of inadequte funding of the Contingency Reserve Fund (CRF), to pay for future projects.

That being said, when looking at depreciation reports, it’s important to recognize that the cost estimates represent a “best guess”. The engineer comes on site and does a visual inspection of the strata’s common property and common assets and they do their best to predict the life span of the essential components and when the strata will have to repair and/or replace and how much this might cost.

It’s important for buyers to take the time to thoroughly review the depreciation report along with the Strata minutes in order to assess the condition of the complex and the likely hood of special assessments and when to expect them.

If you're non inclined to read documents, there are a few companies your can pay that provide strata review services such as Condo Clear and Eli reports; they provide a summary of key areas.

If you're thinking about buying into a strata, contact me or call 604-514-9667

What area is included in the total square footage?

A common complaint from Buyers after the sale is the inaccurate measurement of the floor area. For single family homes, the floor area calculations are based on the exterior dimensions of the building at each floor level and include all interior walls. For attached units, the outside dimension is the centre line of the common walls. It’s easy to see how some may view their outdoor patios or solariums as extensions of their living space, providing valuable additional square footage. While it might be tempting for homeowners to want to include those measurements on the listing, boosting their total square footage, balconies and patios, garages cannot be included in total square footage.

We are seeing construction of many strata developments with enclosed, heated and fully livable areas that provide great value to buyers. While these are often intended for the sole enjoyment of one unit, they are in fact limited common property, and as such, cannot be included as either finished or unfinished square footage. The appropriate way to highlight a closed in balcony, for example, is to simply note it in comments and to include pictures.

Patios, solariums and garages all add valuable living space, but they do not increase the total square footage of a unit. Including them creates risk of misreprensentation for sellers.

The measurements and square footages of strata lots obtained from plans on file in the Land Title Office have occasionally been found to be incorrect. This can occur, for example, when a builder, for some reason during the construction process, deviates from the original set of plans filed with the Land Title Office in the initial approval and registration stage. Your real estate professional should check all measurements by physically measuring the strata unit.

First-Time Homebuyer Programs and Tips

Speak to a mortgage professional; having your mortgage pre-approved is an important step in the process and benefits you in three ways:

- Pre-approval helps verify your budget and allows your real estate agent to find the best home in your price range. Quick Tips: It's not a pre-approval if you haven't provided the documents to your lender. Don’t forget about the closing costs! Factor in approx. 2% of the purchase price.

- Pre-approval is usually in writing and guarantees the rate offered and locks it in for up to 120 days. Make sure to ask exactly how long your pre-approval is good for.

- Pre-approval lets the seller know that securing financing should not be an issue, which is beneficial in competitive markets!

Keep in mind, this is not the same as final mortgage financing approval, but it can be a very helpful step in the process towards getting your final approval by helping you work within your budget.

*Maintain your good credit

It is vital to maintain your credit throughout the entire mortgage process. Pay your bills on time. Refrain from applying for new credit or any other large purchases (i.e. new car). Keep any credit card balances below 70% of the limit.

*Utilize Your RRSPs

Did you know? The Home Buyer's Plan allows you to utilize up to $35,000 from your RRSP and put it towards a down payment on a new home, which you can repay over a 15-year period. You must be a first-time home buyer to qualify.

*Take Advantage of Government Programs

There are various government programs in place that provide some financial relief in the form of rebates and tax refunds, including:

*First-Time Home Buyer (FTHB) Tax Credit: First-time home owners would get a credit of $1,500 if you qualify. Learn more.

*First Time Home Buyer Incentive: The government will cover 5% of the purchase price on a resale home or up to 10% on a newly constructed home, if you qualify. Learn more.

*GST/HST New Housing Rebate: You may qualify for a rebate for some of the GST or HST paid on the purchase price or cost of building your new house. Learn more.

There are also additional programs and support available depending on your province that are worth looking into, including land transfer and and property transfer rebates, first-time homebuyer tax credits, homeownership support programs and more.

If you're not quite ready but think you might move in a few years, there are things you can do now to prepare your home for when you are ready to list.

The average buyer visited or considering 10 homes before buying.

For the majority of homebuyers, finding the right property to buy is often the most difficult step of the home buying process, more difficult than saving for a down payment or getting a mortgage. Before you start you search, consider these four important factors. The average buyer visited or considering 10 homes before buying.

-How much house can I afford? Knowing what you can afford will help you narrow your search to homes within your budget. Make a list of expenses you’ll have when you become a homeowner, including strata fees, property taxes and private mortgage insurance. Factor in costs associated with continued upkeep and maintenance. The Canada mortgage and housing corporation (CMHC) offers mortgage affordability calculator to estimate the maximum mortgage you can afford. The big banks tend to be more conservative in their lending limits, however mortgage brokers also have access the full mortgage market including private lenders.

-What type of home do you want? What features make up the ideal home for you and your family? How many bedrooms and bathrooms should it have, do you want a pool? Conversely what features would eliminate a home from your list of prospects? Knowing what you want and what you don’t want and don’t need will help you focus your search of the homes that fit your needs.

-Location, location, location! Choosing the right location is more than whether you want to live in the city, in the suburbs or away form it all in a rural area. Your neighbourhood matters. Whether you want a house in a great school district or one that’s convenient to health facilities, defining the qualities of you idea neighbourhood will help you narrow you search area.

-What’s you lifestyle? Single homebuyers may have different needs than married buyers with children, and all these groups have different needs than retirees looking to downsize. Perhaps you want your children to grow up near cultural amenities only found in urban areas. Your current stage of life, as well as your desired lifestyle, often influences the types of areas and neighbourhoods that appeal to you. Once you determine your priorities, you can focus your home search to match your desires.

Are you ready to start your home search? Let’s discuss it! Once you’ve defined what the right home looks like to you, pop into the office and we’ll discuss your options. Finding the right home can be difficult, but we’ll give you the scoop on what to expect during the process. With an experienced professional by your side, you’re sure to make the right decision.

9 Reasons you need an Agent to help you Sell or Buyer a Home

Whether you’re selling your first or fourth home, buying an existing property of building a new home, there’s one thing you need: a reputable agent. While some may say you can buy or sell your home on your own, if you’re not familiar with the process, it may lead to more frustration and aggravation than its worth. Why go it along when you can have an experienced professional by your side to help you every step of the way?

An Agent will represent you. When you buy a home, you may be tempted to work with the Sellers agent, but that agent will keep your best interests in mind. They’ll explain the process, negotiate with the seller or builder and help you purchase the home of your dreams. Likewise, if you’re selling, make sure you’re working with a professional who can expertly represent and negotiate for you.

An agent will guide you through the process. Since agents deal with the buying and selling process everyday, they understand its nuances. They can explain often complicated contractual language, handle requests from the other side and soft potential issues before they become problems.

An agent knows what to look for. They’ll see things you may not know to look for. If you’re buying a home, they’ll help you assess the state of the home you’re viewing. iF you’re telling a home, they’ll help you decide what updates to make before you list.

An agent is objective. If you’re selling your home, the agent can offer advice about hoe to position your home in the local market to attract the right buyers. If you’re buying a home, they can offer objective insight into the homes you’re viewing and help you find the one that’s right for you.

An agent is an expert on your local area. If you’re moving to a new area, an agent can give you the scoop on the best schools and neighbourhoods, as well as warn you about areas that are prone to flooding, located near busy roads or are future hot spots for constructions plans. Similarly they understand the local market and can give you tips to help your home stand out and sell quickly.

An Agent offers advice based on experience. Agents rely on their experience to give you tips in regards to inspections, price reductions and other issues that may arise during the course if the transaction.

An agent works on your behalf. Whether its negotiating for the sale, handling challenges or objections that may arise, or acting as a liaison, an agent uses expertise and skill to communicate your best interest with the other party.

An agent will continue to serve after the closing. Sometimes issues arise in the first year following a home purchase, an agent will help connect you with reputable trades people in their networks.

Going it alone may end up costing you. Sellers often make a big mistake when trying to sell their home on there own by driving it too high. A home that’s not priced right will sit on the market for weeks. Enlisting the aid of an agent will help you price your home to sell so that it piques the attention of the right buyers.

Advice for Todays Home Seller

Selling a home is an emotional process for many sellers, especially first-time sellers and those who have lived in their homes for a long time. People sell for many reasons; whatever yours is, here’s how to handle it.

The first time you sell a home, you may be anxious about the process. After all you don’t know what to expect. However, with the market always changing, even experienced sellers may encounter uncertainty. To help make the process worry free, follow these tips and be sure to ask any questions as they arise.

- Prepare your home. Make any necessary repairs and get your home move-in ready. If possible, hire a home inspector so you know what to fix. Put yourself in the buyer’s shoes and look at your home through the eyes of the buyer.

- Clear the clutter. It’s an opportunity to sell, donate or throw away anything you can live without.

- Update the interior. Depending on the age, you may not have to undertake expensive renovations, instead update your appliances and never underestimate the revitalizing power of a coat on paint professionally done.

- Prepare your mind. Try to remove the sentimental or emotional value you have in your home and see it as it is, a place to live.

- Make your home available to show during the day. Improving the accessibility of your home to buyers and their agents may help you sell it faster.

- Get Pre-approved for a mortgage on your next home.

- Price it right. Setting the right price will speed up the selling process whilst getting the most money. Pricing too high almost always backfires, it suggests to buyers that you’re testing the market and are not serious about selling. I can help determine the best-selling price in today’s market, contact me.

- Toilets flush properly and don’t run.

- No chips or cracks in the bath tub or shower.

- Caulking around bath and shower is intact.

- Shower tiles are firmly affixed without any mould lines.

- Appliances are clean and working.

- Foundation cracks are repaired.

Home buyers choose a home inspection not just to look for defects but also because its an opportunity to learn more about the house operates.

Correcting issues means the home inspection report isn’t likely to be full of “minor annoyances” that could distract a buyer. Making improvement before going to market will achieve more buyer interest…faster. Contact me for a walk through of your home or for a referral to an inspector in your area.

Garage Door cleaning & maintenance

Here are 7 ways to keep the garage door working better & longer.
-Clean and wax – A clean door means grime and salt won’t scratch the door or erode the seals between sections. A coat of wax helps protect the door too.
-Lubricate garage door mechanics – keeping hinges, bearings and rollers operating smoothly will prevent corrosion and extend the life of the unit.
- Check Rollers - look for worn-out ball bearings, flattened rollers, or crooked rods.
- Examine tracks – check for loose bolts, loose supports, wear and tear near the pulleys and the lower support (corner bracket)
- Check the weather stripping at the bottom of the door – it helps keep the moisture, dirt, rodents out of the garage. And lubricate it with dielectric grease lubricant to soften and recondition rubber weather stripping to prevent cracking or drying out.
- Check Garage Door Opener Safety Features – test the auto reverse by placing an object between the lasers.
- If it’s a door with springs …check the springs – do not attempt to adjust or repair the mechanism. The springs are under huge tension and can be lethal, always contact a garage door professional.

A good home inspection when you're buying or selling will pick up any potential issues that need maintenance.

Focus on curb appeal because first Impressions count!

With Spring here let’s re-focus our attention on the importance of curb appeal when selling! The yard is often times the first thing potential buyers notices about your home. If the landscaping hasn't been taken care of it can look like an overwhelming amount of work to a prospective buyer and they'll likely take that first impression with them through the rest of the home. If you have a high maintenance yard, make sure it's well taken care of before showings

Trees are a valuable asset. Whether they’re in your yard or just around the neighborhood, having well-kept mature trees can increase your home’s value.

Curb appeal from the street, makes the home look clean, fresh, and inviting. Fresh landscaping and flowers won't change the size or location, but they certainly add charm. When two homes are identical in the same neighborhood, a higher price may come down to something as simple as a more attractive, manicured garden.

Our little furry friend runs the house now, but when we're listed, we don't want anyone to know she lives there! When buyers see any pet items, they immediately smell your pets (even if the smells aren't really there).
- Remove all family portraits and photographs. Imagine you're walking through what seems to be your dream home, until you see this photo of a family hanging above the fireplace. Even if you have an aesthetically pleasing gallery wall of family photos, they need to come down. No buyer wants to walk through their dream home, and see another family living there.
- Deep clean, especially the floors, kitchen and bathrooms.

If you need a Realtor to help you find your next home or to sell your place, give me a call.

Start the Home Selling Process this Month

What’s that old saying? The early bird gets the worm! In this case, by starting the process this month, you’ll be in excellent shape when you’re ready to list in the spring.

Here are just a few examples of what you can do in December to get the process started:

-Walk your property and note any maintenance issues that need attention.
-Decide which items to stow or sell to declutter your home.
-Determine what improvements you’ll need to make in order for your home to look great to buyers (i.e. painting.)
-Find out approximately how much your property will likely sell for in the spring market.
-Clarify the kind of new home you’d like to move into, including ideal neighbourhoods.
-Look into your financing options, so you’ll know the price range you’ll be shopping within.
-Connect with any professionals you may need, such as contractors, a mover, and a real estate lawyer.
-Take advantage of any December shopping deals for products you may need, such as home improvement project materials, packing supplies, etc.

As you can see, the more prepared you are this month, the more stress-free and successful the home selling process will be for you in the spring.

And one more tip: contact me to get the conversation started about selling your home in the new year. It’s coming fast!

Benefits of Using a Realtor to Sell your Home

Selling your home is a complex process that can be stressful and time-consuming. An experienced Realtor has the knowledge, skills, and connections to help you through the process every step of the way. Consider the following benefits of working with a Realtor:

Professional Experience: With knowledge and training in marketing strategy, negotiation tactics, and the workings of the current real estate market, a Realtor will be able to guide you through the steps of the home-selling process and be able to explain exactly what to expect. S/he will make you aware of your rights and responsibilities, work with you to strategize the best moves according to your own goals, discuss financing options, and point you in the direction of other specialized professionals who will aid you in different stages of the process.

Best Price: Realtors have their fingers on the pulse of the current real estate market, and will know what comparable properties in your area are selling for. They have the resources and knowledge to establish the best asking price and to attract the highest selling price. With access to their company’s professional marketing resources and connections, they will ensure potential buyers are immediately made aware of your home and market the property to sell as quickly as possible and for the most money.

“Showcasing” Experience: Your Realtor will know the importance of a property’s first impression. S/he will have experienced first-hand, for example, the impact a property’s “drive-up appeal” has on the rest of a potential Buyer’s experience of your home. Your Realtor will be able to offer you tips and information on how to get your home in the best selling shape possible, in order to sell your property quickly and for top dollar.

Access to Qualified Buyers: Realtors save time and effort by dealing only with qualified buyers. They have access to a pool of pre-screened and pre-qualified buyers who are serious about buying a home in your neighbourhood. Realtors work hard to develop this base of qualified buyers which will become an invaluable resource for you.

Negotiation Skills: Realtors serve many functions, but perhaps the most important is their role as primary negotiator on your behalf. Your Realtor realizes your goal is to sell your home as quickly as possible, and for the most money possible, and will work closely with you during the negotiation process to facilitate this goal. Realtors bring to the process the knowledge and skills to draw up legally binding contracts, to assist in negotiating offers and counteroffers, and to offer counsel and perspective as you work toward your selling goals.

Fire Safety Checks You Should Do At Least Once a Year

Chances are, you know that you should change the batteries in your smoke detectors at least once a year — even if you suspect the batteries are still good.
But that isn't the only fire safety check you should do annually. Here are some other recommended tips to help keep you and your family safe.

Clean your stove burners and oven regularly. Hard grease build-up can become combustible.

Check your cupboard for cleaning products, paints and other liquids that are flammable. Read each label carefully. Use and store each product only as recommended.

If you keep a fire extinguisher in your kitchen — and you should — confirm that it is still good. Extinguishers are like food. They have expiry dates!

Go over your fire escape plan with your family. Make sure everyone knows exactly what to do if a smoke detector goes off or if there's a fire. (Don't have a fire escape plan? Make one!)

Check that all windows open easily, especially upper floor windows.

Check appliances you use often, such as hair dryers, for worn or frayed cords.

Regularly clear away lint build-up in the clothes dryer. Check the outside dryer vent annually to make sure it's clear and working correctly.

If you have a wood-burning fireplace or stove, get it cleaned and inspected by a licensed technician once a year.

Many neighborhood fire departments offer homeowners free tips and even in-home advice and inspections at no cost. Contact your fire department and ask about programs available to you.

Tips for the Moving Process

It’s official: you’ve signed the papers, dotted all the i’s and crossed the t’s—you own a new home! You’ve almost reached the end of your journey. However, now, faced with the daunting task of moving, it may seem as though the journey has just begun. Moving can be a time-consuming and stressful experience if you let yourself be overwhelmed by the job. Remember, though, having a successful move means taking care of the details, one by one. If you break the process down into steps and arrange your time accordingly, you can make it manageable. Use the following checklist to ensure you’re covering all the bases, and you will be well on your way to a successful move!
Household
• Arrange to have your mail forwarded to your new address.
• Forward or cease all deliveries to your home, and forward or cancel newspaper and magazine subscriptions.
• Disconnect or take care of utility, cable and phone services and accounts.
• Arrange for utilities to be connected at your new house.
• Cancel pre-authorized bill payments.
• Begin going through closets and discarding any unnecessary items.
Packing
• Plan your packing. Start by purchasing or acquiring suitable containers. Most moving companies have specialized containers you can buy. Also, speak with others who have recently moved—they may be looking to get rid of boxes. You’ll need the following: small boxes for heavy items (books, tools, etc.); large boxes for bulky items (bedding, stuffed toys, etc.); medium boxes for bulky but less heavy items (towels, small appliances, etc.).
• Begin to collect other packing materials. Decide which items you’ll need from the following checklist:
-White paper
-Tissue paper
-Paper towels
-Newspapers
-Non-printed paper
-Packing tape or twine to seal boxes and containers
-Scissors
-Labels and stickers (available from your moving company)
-Felt marker to label boxes
-Notebook and pen for listing contents
• Set goals and deadlines for yourself. Aim, for example, to pack one room per week.
• Attach a list of contents to each box. Separate and label boxes to be placed in storage.
• Consider holding a garage sale to rid yourself of excess belongings.
• Begin to use up the food in your pantry and freezer. Let the food you already have dictate your menus.
• Have rugs cleaned that are to be moved, then roll and wrap them.
• Make special arrangements for the moving of plants or pets.
• Collect all personal items from local services (dry cleaning, storage, photos).
• Service all appliances you are taking with you. Note that all gas appliances must be emptied, as it is illegal for movers to carry flammable substances.
• Take inventory of all the boxes, and contents of the boxes, you have packed.
• Have your car serviced and tuned up.
Community
• Return library books.
• Clean out your locker at any club you are leaving.
• Determine how to transfer your children to a new school.
• Return items you’ve borrowed to friends, and collect any you’ve lent.
• Mail or e-mail change of address notices to family members, friends, and office contacts.
Records
• If needed, transfer medical and dental records, and fill prescriptions.
• Change the address on your driver’s license.
• Change the billing address for credit cards.
• Change the address for banking statements.
• Leave a record of security codes for new tenants.
Insurance and Legal Matters
• Visit your lawyer and ensure all documents are signed.
• Notify your insurance company well in advance of the move and ask them to review your policy.
• Transfer insurance to your new home, or acquire new insurance.
• Review your moving company’s insurance policy. If it doesn’t cover as much as you’d like it to, obtain your own.
• If you are currently renting a house or apartment, give written notice to the landlord.
• Have all keys to your old home delivered to your lawyer or realtor.

Tips for Showing your Home

After putting in a huge amount of time and effort to get your home looking good and ready to sell, your hard work is finally going to pay off: your home is on the market—you’re ready to begin showing. Your house should always be at-the-ready for a tour, as agents may bring clients by with very little notice. If they catch you unprepared and you aren’t able to show the house on the spot, you could be losing out on a sale. Concentrate on the following areas to ensure your home is ready to show:
1. People
Homebuyers may feel like intruders if you are present while they view your house, and this will affect their overall impression. Consider taking the opportunity to visit the local coffee shop, go shopping, or take the kids to the park. If you can’t leave while the house is being shown, try to be as unassuming as possible. Do not move from room to room. Don’t offer information, but make yourself available to answer any questions the agent or buyers might have.
2. Lighting
When you know an agent is bringing someone by, make sure all of the drapes and window shades are open to let in as much daylight as possible, or—if the showing is taking place at night—to create a look of comfort and warmth when viewed from the outside. Open all the doors between rooms to create an open, inviting feel. Turn on all lamps and overhead lights, even during the day. Keeping lights on during the day softens the harsh shadows sunlight can create in a room, and illuminates dim corners. During nighttime showings, make sure all outdoor lights are on, as well as pool lights.
3. Cleanliness
Scan the floor for debris—newspapers and magazines tend to accumulate without our noticing. Make sure all the counters are clutter-free. Empty the kitchen garbage before every showing, particularly if the garbage can doesn’t have a lid. Keep everything freshly dusted and vacuumed. Beds should be made and bathrooms cleaned (toilet lid down). Every room should sparkle.
4. Scents and Sounds
Avoid using scented sprays before showing your home. Some people simply won’t enjoy the smell, and others may be allergic. If you want to make a room smell pleasant, consider a potpourri pot or a naturally-sourced aroma.
If you or your family is home while the agent is giving a tour, try to stay as quiet as possible. Turn off the television and the blaring radio. Put on some soothing background music at a low volume.
5. Pets
If you have pets, make sure your listing agent includes this in your listing on the Multiple Listing Service. This way, no one will be surprised by a furry welcome if the agent shows the house while you’re not there. If you know someone is coming to tour the house, ideally you should take the pets with you, or arrange to have a friend or family member take them. If this isn’t possible, keep dogs in the backyard, preferably in a penned area. Try to keep indoor cats in one room while people are touring the house, and put a sign on the door. If you need a Langley Realtor to help you sell your home, give me a call.

Second Time’s a Charm!: Sell the House that Didn’t Sell

Don’t get discouraged if your property hasn’t sold during its first appearance on the market. Your home may actually have been one of the most appealing listings of its kind—and the reasons it didn’t sell may have nothing to do with the property itself or the market. Rather, a number of separate factors may have influenced the outcome. Take a step back, break your original selling method into parts, and allow yourself time to evaluate each one. Make a commitment. Establish a new approach. Stick to it. A reassessment of your system, and a shift in perspective, may be just what you need to realize your ultimate goals in the sale of your home.
If your listing has expired, you will usually find weakness in one of the following areas:
- Appearance and Condition of your Property
When preparing your home to show to buyers, always remember: the decision to buy a home is one coloured primarily by emotion, not logic. Every buyer has different ideas of what “Dream Home” means to them. Of course, your home won’t appeal to every buyer’s palate. But, how prepared are you? Is your home inspiration-worthy? Have you prepared each room with the goal that it leave a lasting impression? Have you cultivated ambiance? For example, when a buyer stands in your kitchen, will she warm to the thought of drinking coffee at the table every morning? Does the décor in the master bedroom inspire feelings of comfort and relaxation? You should make every effort to make you home appear inviting and appealing. This means covering all the bases:
• Take care of any general repairs needed.
• Tidy away the clutter; every room should appear well-ordered and neat
• Maintain a strict level of cleanliness while showing. Everything should be clean, from shelves to carpets to furniture. While you may no longer notice that wine stain on the rug, it could be the first thing a potential buyer sees when she walks into the room.
• Increase the brightness and warmth in your home: open curtains, turn on the lights, put out flowers, play soothing background music.
• Don’t forget the exterior of the house. Concentrate on the “curb appeal” of your home. What impression will a buyer get when s/he first pulls into the driveway? Keep the lawn well-groomed and the rest of the property tidy.
• Assess any major decorating or renovation projects that your property could be in need of. If your home could use a new paint-job, for example, consider taking care of this yourself, rather than offering a repair allowance to prospective buyers. Don’t leave such changes to their imagination—if they are looking at run-down walls, chances are they will incorporate this flawed experience of your house into the price they’ll be willing to pay. Ultimately, you’re better off checking these projects off the list before showing your home.
A house that is showcased well and offers a lasting impression will sell for the best price, going a step beyond the competition. Be sure to see if your agent will put together a no-obligation examination of your home to assist you in looking at the factors we’ve mentioned.
- Pricing
The market value of your home is based on the price a willing prospect will pay, as well as the price a willing seller will accept. Pricing your home too high can be as financially dangerous as pricing it too low. Keep in mind, your listing does not include the price you paid originally for your home. Often, sellers include this original price—or the amount of money they’ve invested in their home so far—into their selling price equation. This mistake may prove to be a costly one. Pricing your home too high can result in prospective buyers rejecting your home for larger homes listed at the same price. Ask yourself: did your price work for you or against you? The “right” price balances upon a combination of: competition within the market, the condition of the market, and the state of your home.
Request an up-to-date market analysis from your agent to help give you an idea of what an appropriate asking price for your home might be. This market analysis should give you an idea of the competition involved in the current market, offering an assessment of homes similar to your own that have recently sold or are currently on the market. It should also show you how long other homes have been listed, in order to give you an idea of the average amount of time you can expect a home to stay on the market. And it should indicate the homes with expired listings, to help you glean some understanding of the reasons why this might occur.
- Marketing and Communication
Your marketing plan begins with choosing the right realtor for your home-selling needs. The realtor you choose should be committed to selling your property, ensuring your home is marketed and showcased in the most effective way possible.
- Operating as a Team
Communication between you and your realtor is essential. Your realtor should be actively involved in showings, speaking to agents who have shown your home, and relaying this information to you. You should be able to work together to build an effective strategy, be flexible and alter the course if need be.

Know the Market before You Buy

The asking prices of most homes on the market indicate the current state of the market, and usually mirror the prices for which other similar homes in the area have recently sold. In deciding upon a selling price, a home-seller must establish a balance between the desire to draw the highest offer and finding a price that will be reasonable enough to attract an appropriate pool of prospects, and competitive offers. While most selling agents counsel their clients to consider this equation when pricing their home, keep in mind that some homes are not properly priced.
It’s important to educate yourself about the current market before approaching the purchase of a home. The market will always influence a property’s value, regardless of the state of a home, or its desirability. Here are the types of market conditions and how they may affect you:
1. Seller’s Market:
A seller’s market is considered a “hot” market. This type of market is created when demand is greater than supply—that is, when the number of buyers exceeds the number of homes on the market. As a result, these homes usually sell very quickly, and there are often multiple offers. As a buyer, you need to consider that many homes will sell above the asking price; in other words, you may have less room to negotiate, and may encounter competing offers. Though most buyers want to get a home for the lowest price possible, reducing your offer could mean opening the door for another buyer instead.
2. Buyer’s Market:
A buyer’s market is a slower market. This type of market occurs when supply is greater than demand, the number of homes exceeding the number of buyers. Properties are more likely to stay on the market for a longer period of time. Fewer offers will come in, and with less frequency. Prices may even decline during this period. As a buyer, you will have more selection and flexibility in terms of negotiating toward a lower price. Even if your initial offered price is too low, the seller will be more likely to come back with a counter-offer, so you can begin the process of negotiation.

3. Balanced Market:
In a balanced market, supply equals demand, the number of homes on the market roughly equal to the number of buyers. When a market is balanced there aren’t any concrete rules guiding whether you should make an offer at the higher end of your range, or the lower end. Prices will be stable, and homes will sell within a reasonable period of time. You will have a decent number of homes to choose from, and may encounter some competition for offers on the home of your choice, or none at all.

Before you make an offer to purchase a home, establish whether the current market is a Buyer’s, Seller’s, or Balanced market. Also, evaluate the price similar properties have sold for in the area, and the length of time these properties spent on the market.
Determine how the home you’re considering compares to these other sales. Is this one over-priced, under-priced, or a fair price? By establishing this information prior to making an offer, you will be in a position to negotiate the best price for the home and be prepared for any additional opportunities that may come your way.
Keep in mind, a realtor is trained to provide clients with this information about the market, helping you make the most informed decision possible. The right realtor will guide you through the ups and downs of the market and keep you up-to-date with the types of changes you might expect.

These realtor resources and connections will prove to be invaluable as you navigate the real estate market.

The other main factors that affect market value are:
1. Location:

The proximity of the home to amenities, such as schools, parks, public transportation, and stores will affect its status on the market. Also, the quality of neighbourhood planning, and future plans for development and zoning will
influence a home’s current market value, as well as the ways in which it might change.
2. Property:
The age, size, layout, style, and quality of construction of the building will all affect a property’s market value, as well as the size, shape, seclusion and landscaping of the yard.
3. Condition of the Home:
This includes the general condition of the home’s main systems, such as the furnace, central air, electrical system, etc., as well as the appearance and condition of the fixtures, the floor plan of the house, and its first appearances.
4. Comparable Properties:

Examine the selling and asking prices of similar homes in the neighbourhood. Ask your Realtor to prepare you a general market analysis of the neighbourhood you’re interested in, so you can determine a range of value for a particular property. A market analysis will provide you with a market overview and give you a glimpse at what other similar properties have been selling for in that area.
5. Market Conditions/ Economy:
The market value of a home is additionally affected by the number of homes currently on the market, the number of people looking to buy property, current mortgage rates, and the condition of the national and local economy.
